This is a position that supports the daily operations of the facilities department and the HVAC components of the entire Deer District. This includes the safe and efficient operation of all equipment and building systems with coordination of daily activities.  


  • Responsible for troubleshooting, maintaining, and repairing heating, ventilating, air conditioning (HVAC) and refrigeration equipment, and the building automation systems to insure the safe, efficient and economical operation.
  • Operates and maintains the Metasys Building Automation System.
  • Provide day to day monitoring and maintenance on steam system, boilers, Hydro system, cooling towers and York equipment.
  • Maintains, tests, repairs, and modifies heating, ventilating, air conditioning, refrigeration and related temperature controls and equipment throughout the Deer District.
  • On a routine basis, checks for and, repair, and/or replaces valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, coils, pipes, and other functional components of the system as necessary.
  • Operates, monitors, and performs preventive and routine maintenance on all boilers and auxiliaries. Maintain and verify specified pressures and temperatures and inspects the equipment for malfunctions and makes adjustments or repairs.
  • Recommends modifications, replacements, repairs, and procedures.  Generates a short term and long-term Preventative Maintenance plan for the Deer District.
  • Maintains an inventory of supplies and initiates requests for repair parts and service.
  • Performs routine preventative maintenance according to established schedules.
  • Maintains preventive maintenance records and equipment repair files to align with local, state, and federal regulatory requirements.
  • Assists in new construction, remodeling, and maintenance projects.
  • Assists in computing job costs or estimates and ordering parts, equipment, supplies, and materials.
  • Provide routine inspections and maintenance on the Smoke Exhaust Systems.
  • Observes commissioning and start-up for all systems applicable.
  • On a routine basis, provide troubleshooting, repairing, and maintaining HVAC Systems.
  • Read and interpret equipment manuals to perform required maintenance and service.
  • Responsible for oversite and processing of facility work orders and completion in the appropriate timeframe.  Deer District LLC using eMaint as its functioning CMMS Software Solution.
  • Reading, interpreting, and modifying blueprints, specs and electrical schematics, to maintain the most up to date, set of as-built and record documents.
  • Maintain labeling and asset tagging for all HVAC and mechanical equipment.
  • Implements and perform all work within all Federal, State and Local Safety Regulations (i.e., ADA Compliance, OSHA Standards).
  • Assist in the creation of annual operations budgets and make recommendations on capital improvement projects.
  • Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with the Deer District, LLC. 
  • Event coverage to include, but not limited to management of Building Systems related to HVAC and Mechanical Systems in the District.
  • Oversite of Districtwide energy conservation and efficiencies.
  • Responsible for maintaining LEED compliance and fulfilling Deer District LLC LEED requirements.
  • Responds to emergency situations in accordance with departmental policies and procedures.
  • Responsible for reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims.
  • This position requires working in diverse conditions including but not limited to mechanical equipment rooms with exposure to noisy operating equipment, exposure to extreme weather conditions, precarious places, and risk of electrical shock (high voltage).
  • This position is highly physical and requires regular use of hands, fingers, walk, stooping, and kneeling.  It requires employees to regularly lift and or move up to 10 lbs., frequently lift and or move up to 50 lbs. and occasionally lift and or move more than 50 lbs.
  • Other duties as assigned.


  • High school diploma or equivalent.
  • 8-10 years of direct on the commercial building experience.
  • EPA Certification Preferred (e.g., HVAC Journeyman, Boiler Operator, Gas Installer etc.).
  • Experience with the Johnson Controls Metasys BAS Preferred.
  • Experience working with Computerized Maintenance Management Systems.
  • Knowledge of air conditioning theory, pipe fitting, and mechanical layouts.
  • Have a working knowledge of OSHA 30 safety regulations with regards to the HVAC/General Industry Standards and understanding of Federal, State and Local building code requirements.  Certification Preferred.
  • Valid Driver's License.
  • Excellent personal organization skills and exceptional planning skills to avoid reactional situation(s).
  • Flexibility to respond to urgent client requests on evenings and weekends when necessary.
  • Excellent verbal and written business communication skills.
  • Ability to work nights, weekends, and holidays on a regular basis.
